Five NCR Markets to Compare in 2026: What Our Catalogue Shows

- 2 min read - Bricks2Key Realtors

How we picked these five

These are the five NCR markets with the most projects in the Bricks2Key catalogue: Gurugram, Greater Noida, Noida, Faridabad and Greater Noida West. Project count reflects what we track and can advise on. It is not a ranking of returns, so treat this as a map of where to start comparing, not a list of guaranteed winners.

Prices, launch dates and infrastructure timelines change quickly. We have left them out on purpose and point you to the checks that let you verify them yourself.

What to check in any NCR market

Whichever market you shortlist, the same homework applies.

  • RERA registration: take the number from the developer and verify the project, promoter and delivery date on the state RERA portal (UP RERA in Uttar Pradesh, HRERA in Haryana).
  • Delivery record: visit a project the developer has already completed, and compare its promised and actual handover dates.
  • Connectivity you can use today: separate what is operational from what is planned, and travel the route at commute time.
  • Nearby supply: a lot of similar homes or offices arriving at once can slow resale and rents.
  • Total cost: ask for an all-inclusive cost sheet that adds preferred-location charges, maintenance deposits, registration and taxes to the base price.
  • Exit: check how easily similar units in that sector have been resold or rented.

Shortlist with an advisor

If you have a budget and a purpose in mind, our advisors can narrow these markets to a shortlist of verified projects and arrange site visits.
